Explored low, medium and high density, mixed-use site development options on the North Interstate Max line. Explored development options including live/work units. Designed with our architectural partner, Ralph Tahran Architecture & Planning, Hollywood Park is a new five story mixed-use building on the corner of NE 39th and Hancock in the heart of Hollywood. The ground floor contains corner retail space and inside parking for the residents. The upper floors provide generous one, two and three bedroom units capped by a unique and energetic penthouse unit. 27,393SF A study for a new building with retail on the ground floor and offices above. Also included lot zone change research. Study of underutilized property in Hollywood district for a mixed-use building including retail and office space. Series of studies to convert existing branch banks to larger scale mixed use buildings. Feasibility studies for various underutilized properties across Portland. A complex program for an existing one story building includes an addition of two floors to create a new school of art with studios, artist residence, classrooms, dormitories, and offices. A four story expansion on the adjacent property houses the school's circulation core and comprises ground level retail/restaurant space with three levels of studio-style housing units above. 34,155 SF On an underutilize property in Hollywood, the site study explored low, medium, and high density uses before focusing on a concept of townhouses, flats, storefront space, and small shared garages. The design met zoning requirements and did not require any planning adjustments. When presented at the Hollywood Neighborhood Association meeting, the proposed was literally met with applause .29,473SF A compact urban in-fill project provided the privately owned veterinary clinic with a mixed use building of ground floor clinic and upper level offices with a two-bedroom apartment. The signature form of the building responds to the internal functional areas and the daylighting requirements for the main staff space on the ground floor. A heat recovery mechanical system provides fresh air and energy efficiency. 4,860 SF A new mixed-use building in the vital Hollywood area of Portland combines 5,000 square feet of ground floor storefront commercial space and secured parking with eight townhouse-style condominiums above. Elevator access to the housing allowed an innovative arrangement of third floor living spaces with bedrooms below to maximize views and spatial quality. 16,500SF |

UGL-Equis is a national commercial real estate and project management firm. Initially in Phase One, we provided construction administration services for the tenant improvement work of two Portland area Census Bureau offices. UGL-Equis rewarded our excellent work by awarding us 16 Census Bureau locations in Phase Two. Locations included Oregon, Washington, California, Utah, Montana, and Idaho. 90,000SF ± Study for a new home-based baking studio. It included a commercial baking kitchen, meeting/display space and a restroom. The exterior included elements from the existing house in a unique way. Complete an occupancy change from residential to office in the Hollywood District. Remodel and relocate the existing credit union branch within the same building. Also adding a new entry, walk-up ATM and exterior improvements. Remodel the administrative offices and relocate and remodel the existing credit union branch. Studied exterior upgrades. A tenant improvement on an existing shell space to house a new credit union branch. Prepare color schemes for repainting existing commercial building. Tenant improvements for new restaurant including kitchen and bathroom configuration and mechanical requirements. A sidewalk retail tenant improvement including party wall location and bathroom improvements. New building to contain a large warehouse for framing materials. It also included office spaces and reception area for the company. An occupancy change and street level retail expansion on NE Broadway. Included a green roof over the expanded retail space. New retail building for four shell tenant spaces. Occupancy change to change an existing hotel to leased office space in the Hollywood District. An expansion of a two story office building in the Hollywood area. The building's long southern face incorporates carefully considered solar shading devices allowing office occupants to have comfortable adjacency to the windows. The second floor tenant improvement for the building's main occupant provides daylighting to all office space through borrowed light, skylights, and clerestories. 18,679SF A retail shell designed to accommodate four future tenants. The design concept incorporated simple materials of brick, storefront and metal panels in a quietly elegant architectural expression embracing the retail function. 4,000SF Schematic design for alterations to create an office and mini-warehouse. Occupancy change to change an existing hotel to leased office space in the Hollywood District. New Retail building approximately 5,000 square foot. To accommodate storefront tenant space. Tenant improvement work to alter existing shell space for a restaurant/coffee shop/wine bar. Conversion of a residence to a non-profit school for high-school aged students who needed the nurturing atmosphere of small classrooms and caring teachers. Storefront improvement including new awnings and color scheme for exterior of our own building. Convert an existing, unused second floor into non-smoking section. Includes new cantilevered staircase with "pool cue" guardrail. Provide rain protection for residence and connecting campus buildings. The study to repaint the courthouse and adjacent justice center addressed issues of scale, community presence, and strengthening the relationship between architecturally disparate buildings and additions. We worked in association with Rosemary McGrath, Interior Designer. We provided the sketches, details, color consultation, and architectural imagery. Expansion of manufacturing space for jewelry and commemorative pins. Improvements to a sidewalk level basement to accommodate commercial use. Included raising ceiling height. Feasibility studies for a new restaurant. Tenant improvement work to a building in the heart of the Hollywood District. A study to determine options on refurbishing of the long-neglected dressing rooms of the historic Hollywood Theatre needed to address budget issues, historic, sensitivity, and code and accessibility requirements. Office tenant improvement for a small engineering firm. Interior alterations to an industrial facility including a new clean room. A two-story addition to a medical clinic including patient areas and meeting spaces. Tenant improvements in the new Hancock 40 building included offices reception casework, conference rooms, staff break room, and open work area. This project reinvigorated a Hollywood architectural icon, and included tenant improvements for a new daycare and a studio for recording music, seismic upgrades, and exterior improvements. The exterior design provided unique blade signs, steel and glass awnings, and a dynamic corner lighting element sympathetic to the distinctive modern expression of the original building. 7,301SF Construction administration services for a refurbishing of apartment complexes throughout Portland. Interior modification to existing classrooms to accommodate children of migrant workers. Participated in a security study of the Multnomah Athletic Club. Marketing site plan of existing small shopping center for sale. Conversion of sidewalk level space into 2 live/work units. Assisted a security consultant in defining the scope for new security systems for selected schools within the Kelso School District. This was originally a house that was changed into office space. This project added an accessibility ramp and new entry that provided access to the new office space in the attic. Designed new star-shaped flag base to house a commemorative plaque. A tenant improvement to alter existing shell space into a restaurant. Provided technical window details for the mechanical upgrade of a local industrial building. Commercial refrigerator installation in an existing warehouse and supportive office space. Refrigerator was accessible for forklift traffic. The closing off access to a secluded area of the historic theatre needed to maintain egress code requirements, current city public right of way regulations, and blend with the historic architecture. Acted as an owner's representative and preformed construction administration for the construction of a new military processing station. A tenant improvement project to provide a new dental office of 2,200 square feet including six patient chairs, quiet room, offices, waiting, X-ray, Sterile, and laboratory. Close coordination with both client and dental equipment consultant was required. A unique ceiling configuration and other design elements provide a comfortable and welcoming patient experience and work environment. Recommendations for exterior color scheme The design for the storefront improvements to a commercial building kitty-corner from the historic Hollywood Theatre responded to the exuberant and celebrated theatre façade and the modern expression appropriate to its retail function on a major arterial. The design utilized tensile fabric awnings, steel awnings, and light shelves to enhance interior daylighting. Architectural support of a major mechanical improvement project affecting most floors of a 40-story office building in downtown Portland, Oregon. Services included color selection, and unique floor pattern design for mechanical floor. Project architect services provided to IDC for the comprehensive re-tooling and re-building of an existing 37,000 square-feet wafer fabrication cleanroom. Project includes an elevated clean-link bridge to connect two existing cleanrooms across a service yard. A $4 million addition constructed under budget and ahead of schedule. Conceptual design analysis of dining and circulation improvements, and dinner-theatre expansion. Provided a master plan for incremental improvements. Strategic architectural services provided to IDC Architects to assist in the design of a new wafer fabrication facility in Arizona. Services included lessons learned, design of air-management modules, quality review, and code compliance strategies. New retail building with a mezzanine on a small urban commercial property. The building is designed to accommodate multiple tenants and highlight the corner with a memorable form reminiscent of the roadside architecture along the historic highway now known as sandy Boulevard. Services included multi-discipline design and construction documentation, Planning Department adjustment process, neighborhood association presentations, and services during construction. 7,400 SF A study to design a special events pavilion in Portland's venerable Laurelhurst Park. |

Layout and space study for a kitchen remodel including cabinet and appliance layout for a contractor. Site Studies for an urban infill site near Oregon Health and Science University. Study explored single room occupant and studio units with individual storage units. Studies for additions and remodels including more living space and master bedroom suite to accommodate a growing family. Converted an unfinished basement to living space. The space includes laundry, study, bedroom and family room. To limit expense, basic permit drawings were created. Reconfigure an existing house to improve light, circulation, kitchen configuration, master bedroom and stairs. All work within the existing exterior walls, no additional square footage. A new 5-story luxury housing mid-rise in the Irvington neighborhood. We coordinated closely with the city staff and neighborhood association during Design Review, and approached the Historic Landmarks Commission through the Design Advice Request (DAR) process. The design responded to the DAR, city staff, and reasonable neighborhood concerns. 35,251SF Study to turn existing second floor into a master suite and study. Remodel and addition to add a bedroom, mud room and improve basement access. The new bedroom dormer is an invisible addition. Basement conversion from garage and storage space to a mother-in-law's suite. Add new entry, entry court layout and rear patio trellis. New 8-unit, income restricted condominiums in the New Columbia neighborhood. The units are 2 or 3 bedroom units in a combination of flats and townhouses. There is also a community room to be the "living room" of the building and provide the laundry and bike storage rooms. New 11-unit development in the Lents neighborhood. It included a duplex, tri-plex and 5 detacted single family homes. Designed in partnership with Communitecture. Study options for condominium development in the historic Alphabet District. Study for a large new residence including, garages, pool, guest suites, great hall, maid's quarters, wine cellar along with the typical residence requirements. This also incorporated rainwater collection and containment schemes. Prepare color schemes for repainting existing apartment building. Studied the feasibility of placing pre-fabricated detached homes on several lots across Portland. Residence remodel and invisible addition to the second floor. Alteration included converting four existing bedrooms and one bathroom into reconfigured four bedrooms, bathroom and new master suite. Also included a kitchen remodel within existing walls. Add new dormer to the second floor to accommodate a new bathroom. Expansion studies to accommodate a growing family. Study options for a kitchen remodel. The backyard provided the opportunity to expand this suburban home to include a new music room and study, family room, and enlarged kitchen for this growing family. Interior alterations within this 1930's Tudor-style home need to blend with the original architecture. Improvements include kitchen expansion, and new master bedroom suite within the existing walls. Kitchen and guest bathroom alterations to a house on the Alameda ridge. An addition to create a guest room and study in a home in the Hollywood District. A stunning home site on the Big Wood River is enhanced in this project to modify a family home to better accommodate out of town visitors. The expanded family room boasts a new wood framed glass roof and wall system, which maximizes the view to the river. Additions included a study that doubles as a guest room, master suite, and compartmentalized bathroom off an existing bedroom. Consultation for creating a scope to renovate kitchen and living area. A growing family needed a larger kitchen and new family space on this urban site backing up to the San Gabriel Mountains. The project also included a new master suite. Conversion of underutilized space into a manager's apartment in a downtown Portland apartment building on the National Historic Registry. Adding a porch seamlessly with a small house. The addition to the front of the house had to not only blend with the original, but also enhance the street appeal. The expansion of the living room, new kitchen nook, and improved entry creates a seamless addition. Addition of a second floor to a one-story Victorian bungalow takes it cues from the existing style. Interior modifications include a large kitchen, stair, music room, and bath. Interior circulation is improved and outdoor space is gained by removing an earlier tack-on addition. Study to convert existing space into a home based, professional recording studio. By opening up the stair and hallway, and by adding a dormer for a master bath and dressing area, the second floor of this family home was transformed and brought up to date with current design ideas. A study for a new four-plex prototypical apartment building with fully accessible ground floor units. Each unit has two equivalently sized bedrooms and laundry. The unique layout provides outdoor privacy for all units and sunlight-filled living areas. A study to excavate and structurally underpin a semi-excavated crawlspace to capture new space for use as a shop. Initial planning phases for a multi-level expansion of a pre-war Cape Cod style house on a steeply sloping west hills site. Expansion includes new entry, enlarged dining area, gourmet kitchen, 3 car-garage, master suite and interconnecting stairs to blend with the existing architectural style. Residential expansion including kitchen, bathroom, bedroom, and second floor. Two concepts were presented: A contrasting/distinctive scheme and a concept that blended with the existing house. The scheme that matched the existing architecture was selected and built. |
